Beautiful 2 bedroom apartment for rent in Vinohrady, Prague 2 - direct from owner

Our beautiful 3+1 apartment (105m2 + balcony) in Vinohrady, Prague 2 is currently available to rent. We bought the apartment five years ago in a derelict state and have lovingly restored it to a very high standard, retaining all its original features (ceiling cornicing, brass door fittings, parquet floors, etched glass door panels etc). The apartment has lots of character and will be available from September 1st, 2008 (sorry, no longer available). We have been very happy in this apartment and love the area - we are looking for tenants who will love and appreciate the apartment as we do and who will look after it with care.

LOCATION: Our apartment is located on Korunni in the heart of Vinohrady (Prague 2), a safe residential neighbourhood with wide tree-lined streets, tranquil parks, cosy cafes and good restaurants. It is only 15 minutes from the centre with excellent transport connections from Namesti Miru or Jiriho z Podebrad metro as well as the Sumavska tram stop, and is walking distance to Wenceslas Square.

LAYOUT: The apartment is 105 m2 in size and consists of a master bedroom, second bedroom, kitchen/dining room, living room, bathroom, and toilet, all opening off from a grand entrance hallway. It is very light and airy, a sensation increased by the 3.6m high ceilings and tall windows. We knocked a large opening through the wall between the kitchen and living room at the suggestion of my architect father, which gives the living area a very open-plan feel, but there is a panelled sliding door (see picture to left) that can be closed to separate the two rooms. A balcony opens off from the kitchen. French doors connect the two bedrooms. The front rooms look onto the street and the two bedrooms face a quiet, leafy courtyard.

FURNISHINGS: We will be letting the apartment fully furnished. The furnishings are a blend of contemporary and antique pieces.

DETAILS: All the rooms have parquet floors apart from the bathroom and toilet which are tiled. The bathroom includes designer fixtures (Dornbracht, Keramag, Duravit etc) such as the rain-effect shower head that our guests always adore. A full burglar alarm system is fitted, as well as a smoke-alarm. The apartment has DSL wifi internet and a phone line, as well as gas central heating. TV, video, stereo, bed linen, cooking utensils, crockery, iron + ironing board, hairdryer etc will be provided for the tenant's use. This is a real home from home - it would be perfect for a couple coming from abroad because all you need to bring is your toothbrush.

KITCHEN: The kitchen includes an oven, fridge freezer, microwave, dishwasher, and antique weighing scales. The kitchen units also house a Bosch washer/dryer. A full range of cooking utensils, crockery, cutlery and even cookbooks will be provided.

THE BUILDING: The building is of typical First Republic Art Nouveau style and was built in 1902. Our apartment is located on the first floor. The interior and exterior of the building have been recently refurbished to a high standard. We are very friendly with everyone in the building (a mix of foreigners and Czechs) and so it is important to us that the tenants we find will be of a friendly disposition.

PRICE: 29,500CZK per month (approx. 1,280EUR/1000GBP/2000USD), not including bills (electric, gas, internet, phone). We are the owners of the apartment so there is no agency commission.
